Properties with premium finishes, outdoor entertaining areas, and views toward the Glenmore Reservoir or downtown skyline are the highest performers. Legal-suite stock is rare, which means Pump Hill is almost exclusively a whole-home STR market rather than a suite-and-hold model. Stampede week in July is a reliable revenue event, as corporate groups hosting client entertaining prefer a private residential estate to a hotel. Seasonal trough risk (November–February) is real and should be modelled conservatively.
